An estimate, not a bill. Your county assessor sets your value, or an appraisal district in some states, while your local taxing units set the rates. Check with your county before making any payment or filing a protest.

The Alabama homestead exemption

The Regular Homestead Exemption (Type H-1) is set out in Code of Alabama 1975 §40-9-19. Property owners under age 65 qualify if they are not disabled and their single-family home is their primary residence. Their state and county exemptions cover $4,000 and $2,000 of assessed value, respectively.

How to apply: File with the tax assessor or the revenue office for your county. You can file a homestead application online in Madison County, but Baldwin County requires an Alabama driver's license copy.

The filing deadline is December 31 in Madison County. Baldwin County advises filing before December 31 of the year purchased. On October 1 of the tax year, the owner must occupy the home.

How to appeal your Alabama property tax assessment

APPEAL BYDeadline: 30 days after written notice of valuation is received

A homeowner who believes the property value is incorrect may submit a written protest to the County Board of Equalization. Once written notice of the valuation is received, the owner has 30 days to appeal.

First hearing goes to the County Board of Equalization.

Due dates for Alabama property taxes

Throughout Alabama, property taxes are due on October 1. After December 31, an unpaid tax is delinquent, so you must pay before the new year to avoid that status.

In Alabama, relief for older homeowners

If combined taxable income on the federal return is $12,000 or less, homeowners aged 65 or older are exempt from all ad valorem taxes. State property tax does not apply to older owners with income above that limit.

Exemption for disabled veterans in Alabama

Current Alabama law exempts from every state ad valorem tax the homesteads of residents retired because of permanent and total disability. This includes veterans rated 100 percent for a permanent and total disability.

See alison.legislature.state.al.us for the source.

Relief for homeowners with disabilities

All homeowners with a total and permanent disability qualify for an exemption from ad valorem taxes, whatever their age or income. Submit proof of the disability to the county tax assessor.

How Alabama determines a home's value

Homes in Alabama are taxed on their assessed value. This equals appraised market value multiplied by a class ratio. Owner-occupied single-family homes have a 10% class ratio and are Class III. For Class II and III real property, annual growth in taxable assessed value cannot exceed 7%.

Additional Alabama property tax rules to know

  • Your right to appeal a valuation before Circuit Court depends on the property taxes being paid no later than December 31, or on filing a bond for twice the taxes due.
  • In Baldwin County, a second home can have the 10% Class III assessment applied, though it is ineligible for a homestead exemption.
  • Owners of farm, pasture, or timber land used for agriculture can apply for current use assessment if they own 5 or more acres. They must file by December 31 to apply for the following tax year.
  • Madison County grants a homestead exemption only when your driver's license address matches the property address and the license was issued on or before October 1.
