Homestead exemption in Virginia

For homeowners who are elderly or disabled, a local exemption or deferral of real estate tax is available. Owners who are 65 or older, or who are permanently and totally disabled when the ordinance allows it, may have real estate tax exempted or deferred by counties, cities and towns under an ordinance. Such owners must live in the home.

Appealing a Virginia property tax assessment

APPEAL BYRequest for Reappraisal: April 30; June 30 for Board of Equalization

Virginia Beach recommends calling the assessor first or filing an informal Request for Reappraisal, which is accepted March through April 30. After that step, owners may appeal to the Board of Equalization, and each tax year allows filings between March and June 30.

First hearing: Board of Equalization (Virginia Beach); the recommended first step is an informal Request for Reappraisal filed with the Real Estate Assessor.

Details: assessor.virginiabeach.gov, a local office; look to your county's notice for the date.

Due dates for Virginia property taxes

Each locality sets the due dates; counties, cities and towns choose their own real estate tax payment dates by ordinance. A single payment or two equal installments may be allowed, so check the bill from your local treasurer.

Virginia exemption for veterans with a disability

Real estate tax is not charged on the principal residence of a veteran whom the VA rates 100 percent service-connected, permanent and total. Neither is it charged on up to one acre of land. This rule applies statewide. The exemption stays with surviving spouses unless they remarry.

Relief for homeowners living with a disability

Fairfax County gives real estate tax relief to permanently and totally disabled homeowners through the program it uses for seniors, and income and asset eligibility requirements apply.

See fairfaxcounty.gov, a local office, for the source; each county may have a different rule.

How Virginia sets your home's value

State law requires counties and cities to use 100 percent of a property's fair market value when they assess real estate. Each locality sets its own reassessment cycle, with schedules that run from yearly to once every 6 years. Local assessors handle the valuing.

Other Virginia property tax rules to know

  • In Richmond, property eligible for an exemption by classification, including places of worship and public libraries, requires an application filed with the City Assessor no later than July 1, before the calendar year for the requested exemption.
  • Under Fairfax County rules, real estate taxes may be exempt for a home and up to one acre for the surviving spouse of a member of the U.S. Armed Forces killed in action, but only if that spouse has not remarried.

These rules come from: rva.gov; fairfaxcounty.gov (a local office).
