For Quitman County, one of Georgia's 159 counties, the Census publishes no median because too few homes there are sampled. For Quitman County, the calculator applies Georgia's rate.

Table B25103 shows median real estate taxes paid for owner-occupied homes. Table B25077 shows their median value. The data are from the Census American Community Survey 2020 to 2024. Homestead exemption in Georgia

Standard Homestead Exemption. Owner-occupants receive a $2,000 state exemption from county and school taxes, but municipal school taxes and bond debt are excluded. Ownership and legal residence were required on January 1, when you had to own and live in the home. Larger exemptions are available in many counties.

How to apply: Submit the Application for Homestead Exemption (LGS-Homestead) to your county tax commissioner's office. In counties where the tax assessor's office takes applications, you may file it with that office.

The filing deadline for the current tax year is April 1. You may also apply until the 45-day appeal window for the assessment notice ends.

Appealing a Georgia property tax assessment

APPEAL BYYou have 45 days after the date on which the assessment notice was sent

Send your written appeal to your County Board of Tax Assessors. Use the uniform PT-311A form and submit it within 45 days after the assessment notice was sent. It must not go to the Department of Revenue.

After filing the written appeal, the first hearing is held by the County Board of Tax Assessors.

Due dates for Georgia property taxes

Georgia sets December 20th as the official statewide payment deadline for ad valorem property tax. A local governing authority may instead select December 1st or November 15th. It may also use installment billing with multiple due dates.

Help for older homeowners in Georgia

A $4,000 county tax exemption may be available to homeowners 65 or older. Their income plus their spouse's must be no more than $10,000. People 62 or older may qualify for more school-tax relief. A floating exemption is also available.

Georgia exemption for disabled veterans

Georgia residents who qualify as disabled veterans get whichever exemption is greater: $32,500 or the federal maximum of $121,812 for 2025. This benefit extends to either an unremarried surviving spouse or minor children.

Help for homeowners with a disability

Cobb County offers disabled homeowners a $22,000 exemption across all tax categories except state taxes. You must have net income of no more than $12,000 for the prior year and provide a doctor's certificate.

How Georgia sets your home's value

The home's assessed value equals 40% of its value, and homestead exemptions are subtracted from that amount. The state's $2,000 standard exemption, for example, is deducted from the 40% amount.

Caps on annual increases

Several counties offer a valuation-freeze exemption, including Cobb, Fulton, Gwinnett and DeKalb. While the owner continues living in the home, this exemption calculates taxes using a base-year value.

Additional Georgia property tax rules worth knowing

  • A floating county exemption that protects against inflation is available when household income is up to $30,000 for homeowners 62 or older. Natural increases in the home's value determine the exemption, and municipal or school taxes remain unaffected.
  • If a peace officer or firefighter is killed in the line of duty, their unremarried surviving spouse pays no tax on the homestead's full value while living there.
  • Cobb County offers a basic homestead exemption of $10,000 for both the county general tax category and the county school general tax category. Proof of Georgia residency is required from applicants.
  • Cobb County says a homestead exemption is unavailable if you or your spouse currently claims one in another place within Georgia or another state. You must first remove the other exemption and then provide written confirmation.
