Homestead classification uses the name Homestead Market Value Exclusion. In Minnesota, owners can qualify if they are residents and the property is their sole or primary residence. According to Ramsey County, the exclusion reduces taxable market value only for homes worth under $517,200.

How to apply: Make your application through your county assessor. You can apply online through Hennepin County. After approval, you do not need to apply again, although the assessor may request verification.

Filing deadline: December 31 for taxes payable the next year. Hennepin and Ramsey counties give December 31, 2026.

Appealing a Minnesota property tax assessment

APPEAL BYTax court petitions are due April 30 in the year when the taxes are payable, while the local board sits April 1 to May 1

After asking the assessor to reconsider first, owners may appeal to a local board or open book meeting. They can then take the matter to the county board in June. Another option is to petition tax court directly by April 30 in the year the taxes are payable.

You may first call the county assessor informally, then attend an open book meeting or Local Board of Appeal and Equalization for the initial hearing.

How Minnesota sets your home's value

Minnesota law requires property to be valued at its full market value, rather than a fraction of it. Each year, County assessors set home value estimates as of January 2. State reviews use a 90% to 105% sales ratio range to check accuracy.
