Homestead exemption in Nebraska

Nebraska Homestead Exemption. This exemption cuts the taxable value of a home, in whole or in part. It applies to homeowners who are 65 or older, to qualified disabled individuals, and to qualified disabled veterans together with their surviving spouses. Certain categories set income limits that slide and also set limits on home value. Local governments receive money from the state to cover the tax they lose.

To apply, submit Form 458 (Nebraska Homestead Exemption Application) to your county assessor. Form 458 Schedule I (Income Statement) is also required for categories 1, 2, 3 and 6. Questions go to the Homestead Helpline (888) 475-5101.

Filing deadline runs from February 2 to June 30, 2026, and the county board may extend it to July 20.

Nebraska's disabled veteran exemption

A veteran with 100% service-connected permanent disability qualifies, as does one with 100% individual unemployability (category 4V). Surviving spouses (4S) qualify as well. There are no income or home-value limits for categories 4V, 4S, 5 and 7. You may refile each year under category 4V, but refiling is not required unless your status changes.

Help for homeowners with a disability

Individuals meeting the qualification requirements for category 3 (physical disability) or category 6 (developmental disability) can qualify, subject to limits on income and on home value, with disability certified on Form 458B. Social Security disability benefits alone do not qualify a person.

Nebraska property tax rules to know
